Shailer Park Warehouse Investment Sold for $4.13 Million
A tenanted warehouse/office investment opportunity at Shailer Park in Brisbane’s south has been sold by Ray White Industrial Milton for $4.13 million.
The property at 37-43 Commercial Drive, Shailer Park, was sold to a Sydney-based builder and investor by Jaems (Jaems) Balfour of Ray White Industrial Milton on behalf of a private owner for a yield of 8.1 per cent.
Jaems Balfour said the approximately 2,919 sqm warehouse/office on a 3,992 sqm land parcel has an established tenant in All Trades Queensland Pty Ltd.
“All Trades Queensland is the leader in apprentices and trainees in the building and construction industry has been operating from this property for more than 16 years,” he said.
“They have four years remaining of a 10-year lease and there is a further 10-year option.
“The A grade tilt panel construction property is returning net rental of approximately $336,804 per annum.”
Jaems Balfour said the marketing campaign for the warehouse facility attracted high quality investor interest from local, state-based and national buyers.
“The purchaser was attracted to the strong yield and the tenancy profile of All Trades Queensland,” he said.
“They were quick to put the property under contract after reviewing the details.”
