This property was for sale for over 12mths and had a short term tenant recently vacate the property at the start of the year. Marketing of the property by other agents was hardly existent and we decided it needed a little polishing.

We did not try and reinvent the property, we kept is simple by placing new signage at the address and freshened up the Ad copy for updating the listing on the web property search portals.

In this case, most enquiries came from the signage as it became obvious from the phone calls from people calling from their cars outside the front gates to the property.

The property did offer a few key features that made the property more attractive to the market in comparison to what else was available at the time:

– Compacted, flat and level site
– Secure site surrounded with 6’ high chain wire fence
– Wide double gate access to site
– Demountable office
– ‘Point of Supply’ for power

The Sellers preference was to lease the property as they had a ‘Development Application’ (DA) in with council to build a shed on the site. The Buyer was only interested in acquiring the site and made a very strong initial offer. The Seller withdrew the DA from council and sold the site as is.

The area of Pinkenba in which this site is located has come under scrutiny from the Brisbane City Council over the last 18 months issuing a number of notices too many site occupants noting a lack of approvals to conduct their business. The new City Plan 2014 has also seen changes to the zoning of this area.
